Downtown glass gets dirty from the street up. Buildings along the Gardiner, the DVP and the 401 pick up a film of exhaust and road grime on the lower floors, and from November to April that film has salt in it. Lakefront properties south of Front Street get a second layer from wind off the water, which is why a south-facing elevation near the lake can look grey a month after a clean while the north side still looks fine.
Construction adds its own mess. Toronto has had more cranes up than almost any city in North America for years now, and a building next to an active site will collect concrete dust and grit on every ledge and pane facing it. If that describes your property, a regular cycle will cost less than letting it build up and paying for a restoration clean later.
Most of our commercial work in the city falls into a few groups. Street-level retail and restaurants on strips like Queen West, King West and Yonge, where the storefront glass needs doing before opening. Office buildings from the Financial District up to Yonge and Eglinton, where tenants notice when the lobby glass is streaked. Medical and dental offices, where the work has to fit around patient hours. And industrial and flex space in Etobicoke, North York and Scarborough, where we are often cleaning skylights and interior glass as well as the outside.
If your building is taller than a lift can reach, that becomes a high-rise job with rope access or a swing stage, and it gets planned differently. Condo boards and property managers usually want the whole building on a scheduled program, which we also run.
We walk the property before quoting. What drives the price on a commercial job is access: how many elevations, how high, whether there are roof anchors, whether a lift can get into the laneway, and whether the glass has hard water staining or construction residue that needs chemical treatment instead of a squeegee.
On the day, exterior work is normally done before your doors open or on a weekend. For offices, interior glass and partitions can be done after hours so staff are not working around us.
For most Toronto storefronts, monthly on the ground floor is what keeps the glass looking right, with the upper floors done two to four times a year. Office towers usually run quarterly or twice a year on the full building. Search interest for commercial window cleaning in Toronto peaks from September through January, which lines up with when property managers book their fall clean and set budgets for the next year, so fall slots fill first.
We cover the reasoning in more detail in why businesses should schedule routine window cleaning, and the difference in approach between home and commercial jobs in residential vs. commercial window cleaning.
There is no flat rate, because the price is set mostly by access rather than the number of windows. A ground-floor storefront cleaned from the sidewalk costs a fraction of the same amount of glass on an upper floor that needs a lift or rope access. Buildings on a regular schedule pay less per visit than a one-time clean. Tru Vue gives free written estimates after looking at the building.
Yes. Exterior storefront and lobby glass is usually done early in the morning before opening, and interior office glass can be done in the evening or on weekends so there is no disruption to staff or customers.
Monthly is typical for ground-floor retail and restaurant glass, since it faces foot traffic, road spray and fingerprints every day. Upper floors on the same building usually only need cleaning two to four times a year.
Yes. Interior glass, partitions and skylights can be added to a commercial visit, and for high ceilings and atriums we use lift access. Interior work in occupied offices is normally scheduled after hours.
Yes. Taller buildings are handled by our high-rise crews using rope access, bosun chairs or swing stages, and we assess the building and its roof anchors before quoting.
