High Rise buildings require a lot of expertise to be dealt with. With over 30+ years of experience Tru Vue guarantees:
Related services: commercial window cleaning for low-rise offices and plazas, condo and property management window cleaning on a set schedule, and aerial lift services where a boom lift makes more sense than a swing stage.
Every tower is planned around its roof. Before we quote, we look at what anchors the building has, where they are, the parapet height, and what sits below each drop: a sidewalk, a patio, a loading dock, a neighbouring roof. That decides which of our three methods gets used on which elevation.
Rope access is the most flexible. A technician descends on two independent lines and can work around balconies, fins and awkward façades that a platform cannot fit past. Bosun chair work is similar, with the technician seated, and suits long straight drops on residential towers. Swing stages are suspended platforms that carry two people and more equipment, and they make sense on large flat curtain walls where the glass also needs heavier scraping or treatment.
For mid-rise buildings with no anchors, or glass over a courtyard, an aerial lift is often the better answer, and we run those too.
Window cleaning at height in Ontario is covered by O. Reg. 859 under the Occupational Health and Safety Act, which sets out requirements for the anchors, equipment and procedures used on suspended work. In practice, that means the building’s roof anchors need to be in inspected, working order before anyone goes over the edge. If your building’s anchor paperwork is out of date or missing, tell us at the quoting stage and we will explain what is needed before a drop can be scheduled.
On the ground, drop zones below each line are coned off, and entrances are kept open or rerouted so tenants and visitors can still get in and out.
High-rise work in Toronto is mostly two kinds of building. Office towers in the Financial District and along Yonge Street, where the glass is the building’s face and the landlord wants it on a fixed schedule. And residential condo towers, which make up most of the city’s skyline outside the core, from CityPlace and the waterfront to North York Centre and Yonge and Eglinton. Condo buildings usually come to us through the property manager, and we set them up on a recurring program so the whole building is done in a planned sequence instead of one-off calls.
Tru Vue has been working above Toronto since 1993, and high-rise glass is the core of what we do.
Suspended work stops in high wind, rain and freezing temperatures, so exterior high-rise cleaning in Toronto runs mainly from spring through late fall. Most buildings book one or two full cleans a year, typically one in spring after the winter grime and one in late summer or fall. We give tenants notice before a drop so blinds can be adjusted and balconies cleared.
If you are weighing whether regular cleaning is worth the budget, we covered that in why professional window cleaning is worth the investment.
High-rise pricing is quoted per building, because it depends on the number of drops, the height, the façade design, the access method and how many elevations need cleaning. A tower with good roof anchors and flat glass costs less per floor than one needing an aerial lift or heavy balcony work. Tru Vue provides free written estimates after reviewing the building and its anchors.
Most Toronto office and condo towers clean the full exterior once or twice a year, usually in spring and again in late summer or fall. Ground-floor and lobby glass is typically cleaned far more often on a separate schedule.
For rope access, bosun chair or swing stage work, yes. The anchors must be in inspected working order under Ontario’s window cleaning regulation. Buildings without usable anchors can often be cleaned with an aerial lift instead, depending on height and site access.
Suspended exterior work generally stops in freezing temperatures, high wind and rain, so most high-rise cleaning in Toronto is scheduled from spring to late fall. Interior glass, lobbies and high-level dusting can be done year-round.
Very little. Drop zones are coned off at ground level, entrances stay usable, and tenants get notice before we work on their side of the building so blinds and balconies can be prepared.
